Brockman Irrigated Farmland for Sale

LEGAL DESCRIPTION:  Southwest Quarter (SW1/4) of Section Twelve (12), Township Thirteen (13) North, Range Four (4) West of the 6th P.M., in Polk County, Nebraska, LESS Irregular Tract, 154 acres more or less.

LOCATION:  This farm is located approximately 2 miles North of Polk, Nebraska and 3 miles east.

REAL ESTATE TAXES:  The 2006 real estate taxes were $3,885.92.  Sellers will pay 2007 taxes; buyer will be responsible for 2008 taxes.

GENERAL INFORMATION:  The FSA records indicate there are 149.2 cropland acres.  The feed grain bases are 80.2 acres, corn and 58.7 acres, soybeans with an estimated payment of $3,052.00.

WELL INFORMATION:  The irrigation well registration number is A-004346.  According to the Department of Natural Resources the well pumps 1200 gpm.  The completion date was July 26, 1948 and the pump column is 8”.  This is all the information that is on file.  No pipe or motor sell with the farm.

SOILS:  This farm is predominantly Holder Silt Loam and Cozad soils.

POSSESSION: Landlord possesion upon closing. Full possession on March 1, 2008.

TERMS & CONDITIONS:  The successful bidder will be required to enter into a legally binding purchase agreement and make an earnest deposit of 15% of the gross selling price the day of the auction payable to Norm Green Realty & Auction trust account.  Balance due in full with certified funds on or before January 3, 2008.  Title insurance will be furnished guaranteeing free & clear title with the costs of the insurance and escrow closing fees to be split equally between buyer & seller.  A warranty deed or equivalent will be given.  All 2007 crops and income shall be retained by the seller and tenant.  Farm sells subject to confirmation of the seller.  All information deemed reliable but not guaranteed.  Any other terms, conditions or factors governing this sale will be announced day of auction and will take precedence over any printed material.  Norm Green Realty & Auction and their associates are representing the sellers only as their agent.
