LEGAL DESCRIPTION:  The North Half of the Southwest Quarter (N1/2SW1/4) in Section One (1), Township Twelve (12) North, Range Two (2) West of the 6th P.M., York County, Nebraska

LOCATION:  From Thayer, Nebraska, on Road Q, go 4 miles North.  Farm is on the East side of the road.

REAL ESTATE TAXES:  2007 taxes were $1,778.74, under parcel #930131126.  Sellers will be paying 2008 taxes and any prior years.  Buyer will assume 2009 taxes.

GENERAL INFORMATION:  Farmland consists of 80 acres more or less with FSA records showing78.8 of cropland and a corn base of 78.8 acres.  The estimated FSA payment for 2009 will be $2,250.52.  The predominate soils are Hastings silt loam, with some Hastings silty clay loam and Hobbs silt loam. 

POSSESSION:  Landlord’s possession upon closing – October 10, 2008.  Full possession March 1, 2009
