Tract #1:  North Half of the Northeast Quarter (N1/2NE1/4) in Section Eight (8), Township Eleven (11) North, Range Five (5) West of the 6th P.M., Hamilton County, Nebraska.  This farm will be selling as 75 acres.  It consists of 73.3 acres cropland with 62.7 acres, corn and 10.6 acres, grain sorghum with an estimated payment of $2,195.00.  This farm is predominately Hastings Silt Loam soil with a little Holder Silty Clay Loam.  The NRD well logs show the well depth at 185’, static level of 88’, a 22” casing and 8” column with a pumping capacity of 1000 gpm.  The 2006 real estate taxes were $2,326.12.  This farm is located approximately 4 miles North and 1 mile West of Hampton, Nebraska.

TRACT #4:  North Half of the Southwest Quarter (N1/2SW1/4) in Section Seventeen (17), Township Twelve (12) North, Range Two (2) West of the 6th P.M., York County, Nebraska.  This farm will be selling as 80 acres.  It consists of 78 acres cropland with 58.4 acres, corn; 11.4 acres, soybean; and 8.2 acres, grain sorghum with an estimated payment of $1,446.00.  This farm is predominately Hastings Silt Loam.  The 2006 real estate taxes were $2,363.10.  This farm is located approximately 4 miles West and 2 1/ 2 miles North of Thayer, Nebraska.

 

 



TERMS ON ALL 4 TRACTS:
  The successful bidder will be required to enter into a legally binding purchase agreement and make an earnest deposit of 15% of the gross selling price  the day of the auction payable to Norm Green Realty & Auction trust account.  Balance due in full with certified funds on or before November 30, 2007.  Title insurance will be furnished guaranteeing free & clear title with the costs of the insurance and escrow closing fees to be split equally between buyer & seller.    Warranty deed OR equivalent will be given on all tracts.  Seller will pay all 2007 real estate taxes.  All 2007 crops and income shall be retained by the sellers and tenants.  All tracts sell subject to confirmation of the seller.  All information deemed reliable but not guaranteed.  Any other terms, conditions or factors governing this sale will be announced day of auction and will take precedence over any printed material.  Norm Green Realty & Auction and their associates are representing the sellers only as their agent.
