LEGAL DESCRIPTION: The West Half of the Northwest Quarter (W1/2NW1/4) and the Southwest Quarter (SW1/4) of Section Thirty-one (31), Township Nine (9) North, Range Two (2) West of the 6th P.M., York County, Nebraska. Selling as 171 irrigated acres more or less.
DIRECTIONS: From McCool Jct, go 2 1/ 2 miles South on Highway 81. Farm is on East side of Highway.
SOILS: Predominately Hastings Silt Loam, 1-3% slope and 3-7% slope.
GENERAL INFORMATION: The FSA records indicate there are 164.4 cropland acres. The feed grain base is 138.7 acres, corn and 24.6 acres, soybeans. The approximate 2011 FSA payment is $4,315.00. This tract does not contain a wetland or farmed wetland acres. There are no HEL acres on this farm.
REAL ESTATE TAXES: The 2010 real estate taxes are $4,427.88 combined. Sellers will pay 2010 and all prior year taxes and the buyer will be responsible for 2011. Parcel ID #930012747 and #930012844.
WELL INFORMATION: NRD well logs show the North well, G-128989, shows a depth of 190’, a pumping depth of 170’ and 800 gpm. This well log shows a drilling date of 2004. The South well, G-089234, shows a depth of 195’, a pumping level of 170’ and 1,100 gpm. Both of these wells are 6” column.
PERSONAL PROPERTY: The sellers own the two power units, John Deere 6.8 Liter power techs with radiators, clutch, gauges and carts. Two Amarillo gear heads – one 100hp and the other 11-10, 60hp. Also included is a 1996 Reinke seven tower pivot. The corner span, generators and the two smaller pivots on the North piece are currently owned by the tenants and will not be included in the sale of the farm.
POSSESSION: Landlord’s possession upon closing with full possession March 1, 2012. This farm is currently leased for the current 2011 season. The buyer will receive the second half of the 2011 cash rent of $11,955.00 on September 1, 2011.
