LEGAL DESCRIPTION:  West Half of the Southwest Quarter (W1/2SW1/4) of Section Twenty-six (26), Township Twelve (12) North, Range Seven (7) East of the 6th P.M., Lancaster County, Nebraska.  Selling as 60 acres more or less.

LOCATION:  This farm is located from I-80 & Hwy 77 exit #405, go 5 miles north to Branched Oak Road and 2 miles east.

REAL ESTATE TAXES:  The estimated 2008 real estate taxes are $2,686.51.  Sellers will pay 2008 and all prior year taxes and the buyer will be responsible for 2009.  Please note that the exact tax will be calculated by Lancaster Assessor after closing.

GENERAL INFORMATION:  The FSA records indicate there are 56.8 cropland acres.  The feed grain base is 4.1 acres, wheat; 11.6 acres, corn; 23.3 acres, grain sorghum and 16.7 acres, soybeans with an estimated payment of $218.00.

SOILS:  This farm is predominantly Otoe silty clay and Aksarben silty clay.

POSSESSION:  Buyer will receive landlord’s possession upon closing (40%) with ’09 expenses of approximately $550.00 to be reimbursed to the seller.  Full possession March 1, 2010.
