LEGAL DESCRIPTION:   The Northeast Quarter (NE1/4) of Section Three (3), Township Ten (10) North, Range Two (2) West of the 6th P.M., York County, Nebraska.  Selling as 160 irrigated acres more or less.

LOCATION:  From Hwy 34 and Road O, go 2 miles south and 1/ 2 mile east, south side of road.

REAL ESTATE TAXES:  2009 taxes are $6,965.56 and are being paid by the seller.  Buyer will be responsible for 2010 taxes.  Parcel ID# 930031059.

GENERAL INFORMATION:  The FSA records indicate there are 150.8 cropland acres.  The feed grain base is wheat, 4.6 acres; corn, 72.6 acres; grain sorghum, 6.2 acres; and soybeans, 67.4 acres.  The estimated FSA payment for 2009 will be approximately $3,155.00.

WELL INFORMATION:  NRD well logs show that the well was drilled 2004, 800 gpm, well depth 270 feet, pumping depth 200 feet and static level 100 feet.  Well log #G-051615.  Farms sells with a Zimmatic 10 tower pivot, Case IH 6590 power unit and Ammarillo 100 hp gear head 11-10.

LEGAL DESCRIPTION:  The Southwest Quarter of the Southwest Quarter (SW1/4SW1/4) of Section Eleven (11), Township Ten (10) North, Range Two (2) West of the 6th P.M., York County, Nebraska.  Selling as 40 dryland acres more or less.

LOCATION:  From Hwy 34 and Road P, go 3 3/ 4 miles south on east side of road.

REAL ESTATE TAXES:  2009 taxes are $855.24 and are being paid by the seller.  Buyer will be responsible for 2010 taxes.  Parcel ID# 930028309.

GENERAL INFORMATION:  The FSA records indicate there are 19.2 cropland acres.  The feed grain base soybeans, 8.6 acres; grain sorghum, .8 acres; corn, 9.2 acres and wheat, .6 acres.  The estimated FSA payment for 2009 will be approximately $401.00.  FSA records do indicate this tract contains a wetland or farmed wetland.

WELL INFORMATION:  NRD well logs show a submersible pump at 140 gpm.  Well log #G-068335.

SOILS:  Predominately Hobbs Silt Loam, Hastings Silt Loam and Hord Silt Loam.

POSSESSION ON BOTH TRACTS:  Immediate possession will be given with closing set for March 26, 2010.  Owner will obtain life-use of the acreage site located on tract #1.
