DESCRIPTION:  This vacant lot is located on a 60.13’ x 130.21’ lot on 18th Street between York & Division Avenue.  2007 taxes were $77.38.  Legal description is Lot 1 (Replat of Lot 6, Block 8, New York Addition) Paneitz Subdivision, City of York, York County, Nebraska.

TERMS:  The successful bidder will be required to enter into a legally binding purchase agreement and make an earnest deposit of 20% of the total purchase price the day of the auction payable to Norm Green Realty & Auction trust account and pay the balance in full with certified funds on or before February 29, 2008.  Title insurance will be furnished guaranteeing good title.  Title and escrow closing costs to be shared equally between buyer and seller.  2008 taxes to be prorated to date of possession.  Property sells AS IS WHERE IS with no warranties or guarantees either expressed or implied by broker or seller.  Any announcements made day of auction take precedence over any printed material.  Norm Green Realty & Auction and their associates are representing the sellers only as their agent.
