LEGAL DESCRIPTION:  South Half of the Northeast Quarter (S1/2NE1/4) in Section Thirty-one (31), Township Fifteen (15) North, Range One (1) West of the 6th P.M., Polk County, Nebraska.  Selling as 80 acres more or less.

LOCATION:  This farm is located approximately 2 miles West and 2 1/ 2 miles North of Shelby, Nebraska.

REAL ESTATE TAXES:  The 2008 real estate taxes are $1,552.36.  Sellers will pay 2008 and all prior year taxes and the buyer will be responsible for 2009.

GENERAL INFORMATION:  The FSA records indicate there are 80 cropland acres.  The feed grain base is 74.6 acres, corn with an estimated payment of $1,492.00.

SOILS:  This farm is predominantly Hastings Silt Loam.

POSSESSION:  Full possession on February 5, 2009.
